You do not need to decide before contacting us.

At what stage should I contact you?
The earlier, the better.

Some clients contact us while comparing floor plans. Others come to us after architectural plans have been developed but before construction begins. We also support projects during design review, stakeholder approval, sales, leasing, and marketing.

Can you help if I do not have a finished floor plan?
Yes. You can contact us with an early idea, an existing plan, or a completed set of construction documents.

When plans are not yet available, we can help identify the next step and connect you with additional planning resources when appropriate.

Are your services only useful before construction?
They provide the greatest opportunity to prevent expensive changes when used before construction, but they can also support renovations, phased projects, sales, marketing, approvals, training, and operational planning.

Life-Size Floor Plan Walkthroughs

What is a life-size floor plan walkthrough?
Your floor plan is projected onto the studio floor at true 1:1 scale, allowing you to physically walk through the layout as though the space already exists.

You can experience room sizes, hallways, doors, clearances, furniture placement, and the relationships between spaces before construction begins.

What can I evaluate during a walkthrough?
Common areas of review include:

Can you show more than the floor plan?

Can we move furniture during the walkthrough?
Yes. Movable furniture and other physical tools can be placed within the projected plan to help you test scale, spacing, circulation, and layout decisions.
Can we make changes during the session?
You can review options, discuss potential changes, and document feedback during the session.

We do not replace your architect, designer, engineer, or builder. Your project professionals remain responsible for evaluating and incorporating approved changes into the construction documents.

Will I receive notes after the walkthrough?
Changes, questions, and observations can be documented directly on your plans during the session. These marked-up files can then be shared with the appropriate members of your project team.

Bring the people involved in the decisions.

That may include homeowners, family members, architects, builders, designers, engineers, business owners, operators, investors, or other project stakeholders.

Can someone participate remotely?
Yes. Builders, designers, family members, or other stakeholders may be able to join by video when they cannot attend in person.
How long does a walkthrough take?
Most sessions are approximately two hours, although timing depends on the size and complexity of the project and the number of people and decisions involved.

As a general guide, many projects can be reviewed at a pace of approximately 3,000 to 4,000 square feet per hour.

Can we walk more than one floor?
Yes. Each floor is typically projected and reviewed separately.
Can we compare more than one floor plan?
Yes. Multiple plans or layout options can be prepared for comparison. Additional preparation and studio time may be required depending on the number and complexity of the plans.
Can I return after my plans are revised?
Yes. Many clients schedule a shorter follow-up session to verify changes and confirm the updated plan before construction begins.
Is the walkthrough useful for renovations and additions?
Yes. Walkthroughs can help you evaluate a renovation, addition, or reconfigured space before demolition or construction begins.
How can a walkthrough help reduce change orders?

Walking the plans at full scale gives you a better chance to identify concerns while changes are still being made on paper.

Do I need an existing 3D model?
No. We can create a digital model from 2D architectural plans.

We can also prepare and optimize many common 3D and BIM file types when a model has already been created.

How can I view the model?
Models may be viewed on supported phones, tablets, computers, and VR headsets.

Available viewing modes and device requirements will depend on the project and selected experience.

Can the model be shared with other people?
Yes. Shareable access allows clients, team members, stakeholders, or buyers to explore the model from different locations.
Can the model be embedded on a website?
Website embedding is available for certain project packages. This can be useful for developments, sales programs, leasing, public engagement, and buyer-facing experiences.
What are interactive tags?
Interactive tags are clickable points placed throughout the model.

After reviewing your plans and goals, we will recommend an appropriate amount of time.

Is a deposit required?
A $250 non-refundable deposit is required to reserve a walkthrough appointment. The deposit is applied toward the final session balance.
How much does a 3D or VR project cost?
Digital projects are custom scoped.

Pricing depends on the source files, square footage, level of detail, furnishings, finishes, options, interactive features, AI capabilities, website use, hosting, and intended application.

How much does a pre-selling program cost?
Pre-selling projects are tailored to the property and sales strategy.

Will I receive a proposal before work begins?

Elevations, reflected ceiling plans, finish information, reference images, and other documents may also be helpful depending on what you want to review.

Can you use hand-drawn plans?
Yes. The drawing must include reliable dimensions or scale information.

We will review the file and let you know whether additional preparation is needed.

What files do you need for a 3D model?
We may use architectural plans, elevations, finish schedules, reference images, furniture information, or an existing 3D or BIM model.

The exact requirements will depend on the intended level of detail and use.

Do my plans need to be final?
No. In many cases, it is better to visualize the project before the plans are final.

The goal is to identify questions and concerns while the project can still be adjusted.

How far in advance should I send my plans?
